With new planning laws, often extensions will not require full planning permission, and will just need a design submitted to building control for approval under the building regulations.

Usually the process involves the following: –

1. A visit to your property to discuss requirements and to look at the restraints of the house, land and street. Once our fees have been agreed and you are happy with the proposals, we will carry out a fully detailed measured survey of your property.

2. Our plans are usually prepared for your approval within 10 days of site survey but can sometimes be turned around quicker to meet individual needs. At this stage we will invoice for our fee for planning drawings and request relevant council fees from you. We then make all necessary applications on your behalf and act as agent throughout the process dealing with any alterations required. From validation the planning process takes 8 weeks.

3. Once planning approval has been given, we then prepare detailed drawings, sections and specifications in preparation for submission to building control. This process usually takes 5 working days and at this stage we invoice as agreed for building control drawings. Often planning and building regulation drawings are prepared and submitted at the same time and involve only one invoice.

4. Any deficiency items raised by the council are dealt with by us. At this stage structural calculations are prepared by our recommended structural engineer (fees incurred direct by the engineer). Once building regulations are approved you will be ready to obtain prices via builders. Anderson North Ltd can offer various levels of site inspections to ensure works are carried out correctly, to discuss any alterations to the design as works progress, or to assist in the decision-making regards finishings and minor details. At an agreed hourly rate, we can visit as frequently as required to ensure that our clients achieve the best results.
